Buyer Pricing

When you look to buy, you seek the best/lowest price that will get you into a home that is acceptable to you.  We have represented numerous buyers over the years, so we have experience to help you find "the" home at "the" price.

Several factors affect what a buyer can or should pay for a home:

1. Comparable sales.  These are home sales of similar (comparable) homes to the one you want.  The prices and conditions will show you a range of value for any given home you consider. 

2. Type of financing: a cash buyer can expect to pay less than a financed buyer.  A buyer with a lower or zero down payment can expect to pay a bit more.

3. Whether other buyers are also making offers on the homes in your price range.  If multiple buyers are offering on the home, the price will go higher than if you find a single-seller situation.

4. Condition of the home: a move-in ready home will merit a higher offer than a "fixer."

5. Seller's situation.  If the seller has an urgent need to sell, they will let the home go - typically - for less than an unmotivated seller.

6. Your situation.  A buyer who must buy asap will tend to pay a little more than a buyer who is unmotivated and in no hurry.
