Buying

Do you list homes for sale?  Yes, please check out our Properties for Sale.

How can I search homes for sale? There are several choices on this website: Search on your own using Quick Search with general criteria, Advanced Search adding more limiting criteria, Neighborhood Search or Map Search

What kinds of properties do you handle?  On our Properties for Sale page, at any given time, there are single family homes, horse properties, residential land, commercial space and more.  We have helped clients buy, sell and rent most categories of home and investment property.

Do I need a buyer's agent?  Usually, yes! Having your own agent gets you the best and most representation compared to using the seller's agent who already has a relationship with the seller.  And one of the best parts is, the seller's agent pays your buyer's agent to represent you and act on your behalf!  So you do not have any additional cost to having an experienced agent represent you. 

Which homes can you help me buy?  You can use us to help you buy any home on the market. We have helped clients buy homes that are in foreclosure (short sales), bank-owned homes, owner-occupied, tenant-occupied, etc., and we can help you, too.

Can I have you find a home in an automated way?  Yes, we can set up the "back office" of the MLS to send you listings that meet your specific criteria.  Just click

Selling

How can you give my home listing enough exposure to buyers? Buyers go online. We put your listing where buyers find it, in the many portals for real estate listings, to name a few: the MLS, Realtor.com, YahooRealEstate, Trulia, Oodle, AOLrealestate, local.com, Cyberhomes, and Zillow, as well as the powerful community ofActiverain.

How do I know how to price my home for sale?  A good start is to get a Complimentary Comparative Market Analysis (CMA) for your home.  These are the listings that are considered "comparable" to your home, sold within a relevant time frame and so indicate the value of the home in the current market.  To get started with a Free CMA, Contact Frank.


What is a Short Sale? A "short sale" is where the homeowner's lender is willing to take "short" of the full loan amount that the lender loaned for the homeowner to purchase the property, almost always requiring the seller to have a hardship. It actually is a long, time-consuming and emotion-consuming process. We are experienced in pushing through many short sales, both as listing agents and as buyers' agents. We can help reduce the stress and turbulence associated with the process. Remember to consult your attorney about consequences of a short sale in your situation; in CA, not all loans "go away" after a short sale. How to Select an Agent to Represent You


How should I select an agent to represent me in buying or selling a home near military bases in Southern California? It is important to find someone who is knowledgeable and will work hard to achieve YOUR goals, and who has personal experience with the military community that a military (Ret.) realtor can bring to the table. If you plan to buy, sell, invest or possibly rent out a home in these areas, it can be an asset to use a military realtor who “speaks the language” of military personnel and the specialized area of their income and credit scenarios. Showing you 8 to 10 homes in a day takes three to five hours; add to that another 2 full hours of preparation pulling up listings, printing them, calling each agent (repeat as necessary, for each agent who does not answer his phone), coordinating entry, discarding listings that are already pending, mapping the route to each house, and so on.

•Avoid risking that you will find "the" house with an agent who is not as prepared to help and protect you through the always-turbulent journey toward owning your home.
