Use a Buyer's Agent - Seller Pays!

It’s important that you choose an experienced agent who is there for you. Your agent should be actively finding you potential homes, keeping you informed of the entire process, negotiating furiously on your behalf, and answering all of your questions with competence and speed.

First, find an agent who represents you and not the seller. This is beneficial during the negotiation process. If you are working with a buyer’s agent, he or she is required not to tell the seller of your top choice. In addition, he or she is also focused on getting you the lowest asking price.

Also, when you use a buyer’s agent, you will see more properties. Not only are they plugged into their Multiple Listing Service, but they are also actively finding homes that are listed as FSBO, or homes that sellers are thinking about listing.

Good to great real estate agents spend 8 hours "behind the scenes" for every one hour of face-to-face time with you, the client.  They learn and study and have worked through the real estate contracts, process, title profiles, issues that have arisen in the hundreds of transactions they've conducted before yours.  They learn numerous on-line resources for tax, title, condition, availability and negotiating techniques designed to reach their clients' goals, and they lay out your choices for you.

Remember, you are the client, and the decisions to be made through the process are yours:

  • what factors matter for your home,
  • what condition of the home will suffice or is necessary,
  • what purchase price is comfortable or acceptable to you, what repairs you can or are willing to make, and
  • on and on.

Having the counsel of an experienced agent at each learning phase before each of those decisions will help you get the best outcome for you.

Finally, a note on who pays: the seller typically finds an agent to represent them through the sale of the home.  The seller agrees to pay that agent a commission upon sale of the home.  The seller's agent enters the home into the Multiple Listing Service, or MLS, where the seller's agent offers a split of the commission to any agent who helps a buyer complete a purchase of the home.  So the buyer gets a representative - their own buyer's agent - without paying for it.  The seller ultimately pays both real estate agents' commission.
